Winkler's Planning Department is recommending a maximum density for modular home developments.

It was suggested a max of eight units per acre for Residential Modular Home zoning.

Currently, the Rosebrook modular home park North of the city is calculated at 4 units per acre. Red Roblin Lane is pegged at 6.5 units per acre and the Winkler Mobile Home Park at 8.2 units per acre.

Mayor Martin Harder explains they feel it's a fair density, adding they will continue to re-examine density in the city's downtown.

"Is there room for some high-rises? Is there room for sewage capacity to accommodate it?"

Once those numbers are defined city council can create a plan for future development.

"We have some guidelines, but we need to formalize it over the course of the next year," Harder says.

He notes planning is key to growth, "if we had not been forward-thinking we would not see the growth we are seeing today, whether it's industrial or residential... if you don't plan ahead you're not going to get it."

Winkler's planning committee is also looking at the creation of a maximum density for multi-family dwellings in established single-family residential areas.

A density max of 4.5 dwelling units per acre has been proposed.

While the city's infill development guidelines have helped to protect the privacy of adjacent neighbours, architectural standards remain a concern and priority for the city's planning department.
